1. Becoming a Host
By listing a property on PawsHoliday, you enter into this Host Agreement with PawsHoliday Pty Ltd. You confirm that you have legal authority to list the property (as owner or authorised agent), and that the property genuinely welcomes pets as described in your listing.
2. Listing Requirements
- Your listing must accurately describe the property, its pet policy, amenities, and rules.
- Photos must be genuine and representative of the actual property.
- You must disclose any material issues that might affect a guest's stay or their pets' safety (e.g., nearby busy roads, unfenced areas, toxic plants).
- Properties listed as fenced must have adequate, secure fencing suitable for the pet sizes you accept.
3. Host Responsibilities
- Maintaining the property in safe, clean condition for guests and their pets
- Honouring confirmed bookings (cancellations are subject to penalties)
- Responding to booking requests within 48 hours
- Providing accurate check-in instructions
- Complying with all applicable laws including tenancy, council, strata, and building regulations
- Obtaining appropriate insurance including public liability coverage
4. Fees and Payouts
PawsHoliday deducts a 2% host service fee from each booking payout. You will receive 98% of the booking subtotal (nightly rate × nights + cleaning fee). Payouts are processed within 24 hours of guest check-in via your nominated bank account.
5. Tax Obligations
You are solely responsible for declaring rental income and paying all applicable taxes including income tax and GST (if applicable). PawsHoliday will provide annual earnings statements to assist with tax reporting. We recommend consulting a registered tax agent.
6. Guest Damage
PawsHoliday does not provide host damage protection. We strongly recommend hosts: (1) require a security deposit on their listing, (2) obtain short-term rental insurance, and (3) document property condition before and after each stay. Damage claims between hosts and guests are the responsibility of the parties involved.
7. Listing Removal
PawsHoliday reserves the right to remove or suspend listings that violate our policies, receive consistently poor reviews, or are found to misrepresent their pet-friendliness. We will provide notice where possible.
